Location of Lizzie and Charlie's RV Park in relation to the Paiute Trail

General Information

Our campground is located in South-Central Utah in Marysvale. We are in the heart of one of the largest ATV trail systems in the world, the Paiute ATV Trail. Our biggest draw is from those people who enjoy the outdoors and enjoy riding ATV and UTVs on the trail system. However, we have white water rafting down the Sevier River, Horseback Riding and great Fishing at Piute Lake available in the area. We are also conveniently located midway between Salt Lake City and Las Vegas, and 1-2 hours away from Zions National Park, Bryce Canyon National Park, Kolob National Park and others in the Southern Region of the State.

The Paiute ATV trail system is a network of nearly 1,500 miles of ATV trails. We are at the center of the Southern half of the figure eight, a very convenient place for ATVs to stay to get maximum access to the trail system. The two main trail roads leaving East and West out of the valley pass right by the north side of the campground.

We also operate an ATV rental business called "Piute ATV Rentals" at the same location as the campground registration desk. We have experienced exceptional growth in both businesses because those people staying at the campground are interested in riding the trail and need extra ATVs and those interested in ATV riding need a place to stay while they vacation. So, the cross-selling of the two businesses has helped with our growth. The ATV business is not part of this sale, but is available as a side purchase if you are interested. Also, we just added a pizza restaurant called, The Garage, last year that is located accross from the reservation desk and the ATV rentals. It is within walking distance for all our campground guests, within ATV riding distance for anyone staying anywhere in town and is available for locals as well. The Garage serves breakfast, lunch and dinner 6 days a week specializing in handmade hand-tossed pizza and desserts.

Office and Registration Desk
The registration desk is conveniently located at the West end of the campground on the corner of Main St. and the entry street for the campground. The registration desk includes a gift shop, sundry foods, ATV & RV supplies, camping and fishing supplies and has an attached laundry and shower facility. Our reservation system is up to date and the database of previous guests goes with the purchase.

RV Spaces
We have 100 RV spaces, all with full hook-ups. They vary in size from 25 ft. to 60ft. in length with 10 spaces that are long double pedestal pull-thru spaces for longer rigs. Most of the RV spaces have good tree coverage for most of the day, except for our newest section that has immature growing trees.

Main House or Camp Host House
The main house and/or managers quarters is a 3 bedroom, 2 bath home with full kitchen, office space, living room and storage area. The entire house has recently been renovated inside and out with a new roof and siding. The lawn and garden area are fully fenced with lots of shade trees.

Cottage
The cottage is a 3 bedroom, 1 bath rental with full kitchen, laundry, living room and dining room. The house has hardwood floors, and the entire house was recently renovated including a new roof, plumbing, heating and air-conditioning units. The Cottage comes fully furnished and will sleep up to 8 people. And in case you are tired of riding, The Cottage also has satellite TV available.

Bungalow
The Bungalow is a 2 bedroom, 1 bath home with full kitchen, laundry and living room. The Bungalow was recently purchased as a turn-key rental and is immaculate. The Bungalow also has a large 2-car garage and is ¾ fenced in for privacy. The Bungalow comes fully furnished and will sleep up to 6 people. The Bungalow also has digital TV available.

Cabins
The cabins are all in the same location surrounding a central bathroom and shower facility. They are KOA style cabins that will sleep up to 4 persons, all are in great shape. Two of the cabins are new within the last 2 years. The cabins are located under the largest trees in the campground and make for a pleasant stay.

Miner's Cabins
The Miners cabins are new additions to the campground; they were moved from another property and placed in the oldest section of the campground in the shade. All three of the cabins are self-contained with power, water and sewer. They will sleep up to 4 people.

Tent Spaces
We have 10 tent spaces located in the same area as the KOA style cabins in the shadiest place in the campground near bathroom and shower facilities.

Pavilion
We have a central pavilion used for family gatherings and for our weekly Saturday night Dutch Oven Dinner. The Pavilion is completely screened in, will seating for up to 60 people with a central fireplace and Dutch Oven Cooking area. The Pavilion also has a full kitchen with 3-compartment sink, preparation table, refrigerator and exhaust system.

Laundry/Bathrooms/Shower Facilities
We have laundry services available at both ends of the park. One is located in the same building as the registration desk and the other is located in a laundry facility in the older section of the park. Bathrooms are conveniently located in three places in the campground, in the registration building, near the cabins and in the older section of the park near the pavilion. Showers are located in the same places as the bathroom facilities.

ATV Shop
The ATV shop is newly built behind, and attached to, the registration building. The shop is fully outfitted with ATV/UTV lift, work bench, compressor, etc.

The Garage Pizza and Subs
The Garage Pizza and Subs shop is located accross the street from the registration desk and conveniently located for local, guest and drive-by traffic. The Garage is open for breakfast, lunch and dinner, but specializes in handmade, hand-tossed pizza and desserts.

ATV riding, Scenery and Misc.
WiFi, propane, websites, dry storage – We have Internet access available in all three sections of the park, the majority of campground visitors can get access. We have a 500 gallon propane tank near the registration office for campground guests and the general public. There is a dry storage area near the main house for trailers while the guests are out riding the trail. There is also a building that needs to be renovated on the north end of the campground that would be a perfect location for a restaurant. The building is on the historical register and is reported to be the 2nd JC Penney built in the United States to service all the miners in the area in the 1800s. All this along with the premier access to the Paiute ATV trail and all the wildlife and scenery you can ride to make this campground a goldmine that will grow with the ATV/UTV market.
